Fire safety assessments

The Regulatory Reform (Fire Safety) Order 2005 introduced the need for employers, building owners and occupiers to have a greater understanding of fire safety and nominate a ‘responsible person’ to ensure compliance. It requires any person who exercises some level of control in premises to take reasonable steps to reduce the risk from fire and ensure occupants can safely escape if a fire does occur. Under the order the responsible person must carry out a fire safety risk assessment and implement and maintain a fire management plan including:

Carry out or nominate someone to carry out a fire risk assessment
Consider who may be especially at risk
Eliminate or reduce the risk from fire as far as is reasonably practical
Take additional measures to ensure fire safety where flammable/explosive materials are used/stored
Create a plan to deal with any emergency and in most cases document findings
Review the findings as necessary


In such premises achieving fire safety is often a matter of common sense but you will have to ensure that sufficient time is put aside to work through the necessary steps. In more complicated premises or those with a high life risk more expert help may be required. The order applies to virtually all premises and covers nearly every type of building, structure and open space. It excludes purely domestic premises occupied by a single family group.

I provide a very cost-effective solution which enables all sources of information to be efficiently collated and presented in easy to read format; complies with health & safety legislation; is easy to access and helps to improve efficiency in maintenance and operations; supports the effective management of safety and maintenance information and offers a timely delivery of the operations & maintenance information from the supply chain.

Traditional O &M manuals in bulky lever arch files full of paper take up a lot of space and are seldom available to the people that need them at the moment they need them. And even if you can find the manuals when you need it, the page you are looking for will inevitably be missing. They also use a mountain of paper, which is not really acceptable in today’s environmentally conscious world. Most people are comfortable with searching for information on their computers, so I provide a service to produce manuals in a digital CD format only. This overcomes all the problems of paper and creates the O&M in a modern and easy to search digital record of the work undertaken.

My aim is to obtain all the documentation in a digital format, so that the manual is not a scanned version of a paper manual (as much as is possible). Advantages of digital manuals are that no pages ever get lost; easier to search and to distribute to those that need it; a single CD in a consistent style and format and it is better for the environment.

Arbitration & Mediation

Harmonious relationships onsite are essential, even minor problems can develop into grievances or disputes if they’re not dealt with quickly and effectively. Although having suitable policies and procedures to resolve onsite problems is essential, in many cases a positive result can be achieved through early and informal intervention. I provide an independent and objective service for dealing with disputes between clients, principal contractors, subcontractors, suppliers, designers and workers onsite.

Arbitration and mediation is an informal way of resolving disagreements or disputes onsite and can avoid the need to use more formal or legal procedures. It involves a neutral third person working with those in dispute to help them reach an agreement. It is both a confidential and voluntary process.
